Selling with Suffolk Property

- We offer 3 options to sell your property: Upfront Package, Split Fee Package or a Traditional Package. Details are below. For free Market Appraisal please contact us.
Upfront Package
£1,495 Inclusive of VAT
- £1,495 inclusive of VAT
- Full valuation and market appraisal
- PDF brochure containing written details, measurements, photographs and a floor plan.
- Standard listing on Rightmove, On the Market, Facebook, Instagram and our own website
- Your property matched to our extensive database of buyers
- For Sale board
- All incoming enquiries vetted and dealt with by the Suffolk Property team
- All viewings booked, confirmed and followed up for feedback
- Regular vendor updates on marketing progress
- Negotiation of offers and memorandum of sale paperwork sent to all parties
- Dedicated point of contact to progress sale
- Regular communication and management through to a successful completion
- Prior to the commencement of marketing, you will pay the upfront fee of £1,495.00 inclusive of VAT (non-refundable).
- There are no further fees to pay unless you order any additional services.
- We are confident that you will be happy with the service you receive from Suffolk Property, so we don’t feel we need to tie you into any minimum term contract meaning you are free to leave Suffolk Property at any time by giving two weeks notice.
- Should your circumstances change, and you remove your property from the market, you have one year from commencement of marketing to relist your property with Suffolk Property at no additional upfront charge.
- Accompanied viewings are not included in this package. These are chargeable at £60 inc VAT at completion or at withdrawal from the market.
Split Fee Package
£750 inclusive of VAT + 0.5% of the selling price + VAT
- Upfront £750 inclusive of VAT + 0.5% of the selling price + VAT
- Full valuation and market appraisal
- PDF brochure containing written details, measurements, photographs and a floor plan
- For Sale board
- Standard listing on Rightmove, On the Market , Facebook, Instagram and our own website
- Your property matched to our extensive database of buyers
- All incoming enquiries vetted and dealt with by the Suffolk Property team
- All viewings booked, confirmed and followed up for feedback
- Optional accompanied viewings are included and carried out by Suffolk Property team
- Regular vendor updates on marketing progress
- Negotiation of offers and memorandum of sale paperwork sent to all parties
- Dedicated point of contact to progress sale
- Regular communication and management through to a successful completion
- Prior to the commencement of marketing, you will pay the initial upfront fee of £750 inclusive of VAT (non-refundable).
- The additional fee of 0.50% plus VAT of the final sale price is not payable until successful completion of the sale. Should you leave Suffolk Property before a sale is agreed you will not be liable for the additional 0.50% plus VAT.
- We are confident that you will be happy with the service you receive from Suffolk Property. We don’t feel we need to tie you into any minimum term contract: you are free to leave Suffolk Property at any time by giving two weeks notice in writing.
- If your circumstances change, and you remove your property from the market, you have one year from the commencement of marketing to relist your property with Suffolk Property at no additional upfront charge. The 0.50% of the selling price + VAT fee will be payable upon completion of a subsequent sale through Suffolk Property.
- Please note the percentage fee part of this package has a minimum fee of £1000 inclusive of VAT. This package includes accompanied viewings carried out by Suffolk Property .
Traditional Package
NO SALE/ NO FEE. 1% + VAT
- 1% of the Selling Price + VAT
- No Sale/No Fee
- Full valuation and market appraisal

- For Sale board
- Standard listing on Rightmove, On the Market , Facebook, Instagram and our own website

- Accompanied viewings are included and carried out by Suffolk Property team

- Dedicated point of contact to progress sale
- Our fee of 1% plus VAT of the final sale price will not become payable until successful completion of the sale.
- We are confident that you will be happy with the service you receive from Suffolk Property. We don’t feel we need to tie you into any minimum term contract: you are free to leave Suffolk Property at any time by giving two weeks notice in writing.
- Please note this package has a minimum fee of £1,750 inclusive of VAT. This package includes optional accompanied viewings carried out by Suffolk Property
